PCP is a multi-family office whose principals are families and close friends spanning four generations. As multi-generational leaders in experience-driven design, we develop and activate communities in lifestyle markets that will stand the test of time. When we call ourselves a family office, we mean it holistically.

For nearly 65 years and across multiple generations, our families have partnered to contribute to shaping the landscape of Northeast Ohio. What began as a partnership forged in mutual trust and shared vision has blossomed into a legacy of partnership, innovation, and enduring friendship.

From large track land development in the early 1960’s, to the purchase of the Hippodrome Theatre in 1980 (image below), the family partnership grew stronger fueled by a steadfast dedication to integrity.  Now with the fourth generation growing up together, our partnership continues to grow stronger.

Today, with the families still by our side, PCP looks to continue building assets that will endure for generations to come.

The value of generational assets

Our build-to-core strategy is grounded in more than 60 years of value creation experience.   In addition to the tax benefits and cash-out re-finances, long-term hold allows our families to benefit from rent increases and higher appreciation rates over real estate cycles, maximizing asset value for our partners.​​

Our families have realized the benefits of holding real estate long term through many economic cycles and several generations. Some select examples of generational assets still owned by our families:

  • The site of the Hippodrome shown above

  • Built in 1961, Golden Gate Gardens opened with 144 units at an average rent of $115 per month
